Exclusive 999-Year Leasehold Detached House in Serangoon Gardens Estate to be Auctioned for $12.2 Million

A 999-year leasehold detached house with a basement, nestled along Sandown Place in the heart of Serangoon Gardens Estate, is set to debut on the auction block at Knight Frank’s upcoming event on July 24, carrying a price tag of $12.2 million. This 2½-storey gem rests on a generous land area of about 5,553 sq ft, which translates to an impressive land rate of $2,197 per square foot.
This marks the first time the property will be available for sale via auction, offered with vacant possession. Karen Ker, the auction and sales manager at Knight Frank, reveals that the house, a brainchild of CDG Architects—a renowned local architectural firm with an extensive portfolio of landed residential projects—was constructed in the early 2000s.

Spanning a built-up area of approximately 8,695 sq ft, the house boasts five en suite bedrooms, a split-level living hall, a dining area, and dry and wet kitchens. The basement level is a haven of leisure, featuring an entertainment room, a courtyard with a jacuzzi, and a serene koi pond.

Ker explains that the owner is parting with the property for divestment reasons. URA caveats indicate that the property was purchased for $2 million, equating to a land rate of $360 psf, in September 1999. According to URA Realis records, the nearest recent transaction of similar land size within a 500m radius was the sale of a 999-year leasehold semi-detached home on Alnwick Road. With a land area of 4,620 sq ft, this property fetched $7.8 million, or a land rate of $1,688 psf, on May 10. Before this, a freehold terraced house on Chuan Terrace, with a land area of 5,159 sq ft, was sold for $5.5 million, or a land rate of $1,066 psf, on March 28.

With its 5,553 sq ft land area, Ker points out that the property on offer occupies one of the larger plots in Serangoon Garden Estate, making it particularly suited for housing growing or multi-generational families. Additionally, the estate is within a 1km radius of several reputable schools, including CHIJ Our Lady of Good Counsel on Burghley Road, Rosyth School on Serangoon North Avenue 4, and Zhonghua Primary School on Serangoon Avenue 4.
